I've been watching my market closely for quite a while. It seemed when the downturn started to hit, It really didn't affect us here at all at first....for awhile...It slowed a little while later. Now - over the past few months - OUCH!! Foreclosures galore...REO's like you wouldn't believe. prices on everything are dropping fast.
I guess it was only a matter of time. How's your market?

What a throwback to get a reply on this thread 11 years later LOL. It was about that time that I left my just beginning flipping career   and became a realtor - specializing in short sales. Such a smart move in retrospect. Everyone thought I was nuts and that I would be out of business in 2-3 years with such a niche market that would surely disappear fast when things got back to "normal" ...LOL....Guess not so much...Made a lucrative career of helping short sellers over the last decade and am STILL busy with short sales now. CT is better, but not recovered yet.  Most areas still 20%+ below peak year prices. Thanks for taking me back in time @John Hickey
