I have one long term partnership that we share capital but I still do all the work ( rain maker) he is a cpa so he does do the books and tax return though :)  WE built one subdivision together were he put in 500k and I made him 1.2 mil in 18 months net profit so that was not bad.

I'm a General contractor here so I see this happen all the time with vacants that sit =) 

Personally, I would never live in PHX, but that is all personal biases (I prefer seasons and greenery), and clearly lots of people choose to live in PHX.At the end of the day, I would argue market selection almost only comes into play when you are talking assets that cater to institutional buyers that have to get investment committee sign off. 

There are also many new construction townhomes all over Houston, so if/when you go to re-sale, most people can buy new for just a bit more (if not the same) than buy your used townhome.

This is due to all the foreclosures that have been tied up in land court since the pandemic. 

Purchase properties at a discount that need renovation work to then sell at a higher price profiting at least 15%+ cash on cash returns of all in costs each deal.What is the outcome?

So I’ve read all the books flipping / brrr.

If they are putting the property in major outlets including WSJ, NYT and sharing the property all over then sometimes its better to pay an extra point, but the 6% is for both buyer and seller.

However, given the fact one is gone and the other is doing their best to cover all the rent, eviction would be a last option.
