New to real estate / houston market

Hello! I am moving to Houston in the summer for a year and looking for a single family or multifamily house to live and rent out after I move out. I am looking at Spring Branch and west side of inner loop like Heights and Rice Military. It would be nice to cash flow and I assume that is rare so appreciation is the goal within the next 3 to 5 years. Since I will be living in, I am looking for a nice neighbrhood with somewhat remodeled house with opportunities to increase the value as well.

I would love to connect with other investors in the area and appreicate any insights as a newbie!

Some of the questions i have about the market:

1) How are the townhomes/condos in terms of appreciation?

2) I have seen many new construction homes in Spring Branch. What do you think about these new houses vs older houses in heights/montrose? Is there a chance that the price will go down? 

3) Any other insights / tips are appreciated :)
