Building a Fix and Flip/Wholesale Active Income Arm of Our Business.

Routinely have 5-10 active flips/wholesale deals under management/in process. Currently building the fix and flip/wholesale part of my business as my active income arm of Hammerhead Capital Inc. Working to systemize this business to run efficiently with future limited supervision to then take the cashflow/profits to continue investing in building our long term rental portfolio as well as invest in other business endeavors. What made you interested in investing in these types of deals?

To build an active income arm of my business that we can then take that capital to deploy into other investments, assets and business endeavors.

How did you finance these deals?

Combination of own capital, hard/private money lenders, partnerships and raising outside capital.

How do you add value to these deals?

Purchase properties at a discount that need renovation work to then sell at a higher price profiting at least 15%+ cash on cash returns of all in costs each deal.

What is the outcome?

More control of the active income of our business due to long term rental market changes that are being effected by the rates as well as growing deal prices. This allows us to increase our active cashflow to then cherry pick the long term holds we would like as well as work faster.
