I offered 90k and they counter-offered $94,500 How did you finance this deal?

I made an offer of $400k and the sellers forgo making a counter offer with no explanation.

That will buy you some time to verify your numbers and counter offer.  

But I saw his offer, and instead of shredding the card, I sent him a counter offer of 3x the offer he sent me, and explained that at that price it still had a 6% CAP, and would sell in a few months if I listed it.

So I got an offer to purchase my property and I’m a little bit confused, in the offer they are requesting that I the seller pay for all of the lender related fees and buy her share of escrow fees I would like to submit a counter offer stating that I don’t want to pay for any of the buyers closing costs.

You will negotiate with her on price through the offer/counter offers. if someone wants granite to get a quick sale I would definitely do it.

There was no counteroffer made, you can't make a counteroffer once a legally binding contract has been signed, instead all proposed changes are amendments to the original offer. 

Since I didn't want to sink $500,000 cash or credit into the property, I made them a counter offer.
