First Investment Property a side-by side duplex

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Marshall.

Purchase price: $94,500

Purchased a duplex. Inherited one tenant and one side has been without a renter for more than a year. Currently renovating the unrented side.

What made you interested in investing in this type of deal?

Motivated to become financially free through real estate after listening to BiggerPockets podcast

How did you find this deal and how did you negotiate it?

Found a RE agent through BP-Patrick Bartlett. I offered 90k and they counter-offered $94,500

How did you finance this deal?

Had the down payment saved up. Then, looked for a bank to give us a loan. Axos bank

How did you add value to the deal?

Currently updating this older property.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Patrick Bartlett did a great job helping us get our first property. We made 3 offers before one was accepted. He was quick to answer calls and helpful throughout the process.
