My First Appointment with Seller Today

Good Morning fellow investors,

After reading Brandon's book on investing with no and low money down last month, I decided that giving an honest attempt at wholesaling would be worthwhile. I followed Brandon's suggestions on acquiring leads and I acquired a lead list of 550+ names about two weeks ago. I began mailing about 10 handwritten yellow letters per day starting last week on Monday. I honestly didn't think things would come into fruition so quickly! I am caught completely off guard! Please I need your help on this one!

About one hour ago I was awoken by a  seller saying they received my letter and she wanted to meet today at 3 PM to negotiate a deal. I agreed instantly, it was like a reflex I wasn't thinking. It was an elderly woman who's husband had just passed away and she is moving to Texas to live with her grandchild. She is motivated to sell and wants to move out of her house as quickly as possible! 

I'm extremely nervous right now, but I am going to start working on pulling comps from Zillow, Redfin, etc. to come to an ARV using methods presented in Brandon's book. Does anyone have any last minute quick tips or any suggestions on documents I should bring with me? I live in Las Vegas, Nevada and to be honest I didn't do my due diligence on wholesaling laws here so any advice would help tremendously!

Does anyone know where I can find a good contract to buy from the seller or a document to itemize repairs and things of that nature?

Any help is appreciated! Only 5 hours until the moment of truth!
