All kinds of issues...electrical outlets ungrounded, plumbing issues, flooring issues, a deck that was built wrong, a new master bath that didn't make any sense with a shower door hung wrong, a shower pan that had been nailed through, roof repairs made with 3/8" plywood, roof leak "fixed" by caulking the shingles.....new vent boot that wasn't nailed or seal, bath fan this venting into the ceiling....an unreal list.

Then make sure it is properly served (i.e. personal service, substituted service on another person, or "nailing and mailing").Then wait the 3 days to see if the tenant pays.

We all know how devastating a late payment is to ones fico.. but  hey its not on him so who really cares.You hit the nail on the Head and did not even need advanced training.. it was just comical the post.. like this was some super sophisticated transaction that the other person was not ready to learn..
