I am very new to real estate, but I'm very tired of renting and working very hard to make a living. would you happened to have some advice on starting out for a newbie like me? 

@Doug Shapiro I'm hoping it's just a tired landlord ready to retire. 

At the end of the day I got tired of jumping through all their legal hoops just to get MLS access, so I decided dropping the license was my best choice for my business.

A staged lease-reading followed by a Q and A is much more the kind of training and performance exercise you need in the landlord-tenant relationship.Of course, once you get up past a certain number of tenants, holding these kinds of formal lease-signings is going to get very hard to handle and/or you're going to get sick and tired of showing up.

I'm getting tired of being stressed about using up all of my money or tying up all of my ends with the houses after I buy them.    

repair requests, no rent, late rent, damages, etc, all are common, but a worn out land lord may be tired of them and want to sell.

I had four properties between 2010 and 2019, and now currently have one left which I will continue to hold just because I’m tired of realizing losses in this city. 

But sellers aren’t going to give these out to every tire kicker that comes along, and sometimes they don’t want to provide them even when under contract.

@Chase Louderback @Greg Dickerson my list is specifically for quadplex's so what do you both think about the chances that they're owner occupied (75% of the list based on the physical vs mailing address) and distressed landlords that are sick and tired of their situation whether they're self managing or tired of being landlords?

I am getting tired of replacing carpet all the time in our rentals.
