@Nicole Holcomb I get my list from Propstream, they have a free 7-day trial to see if you like it but after that, I am on the $99 per month subscription and I didn't know that sort of mailing technique was that cost-efficient. 

This includes the monthly subscription for your lead generation/CRM, cost of skip-tracing phone numbers and emails, post cards and/or letters if you decide to use them, email, and if you have the means, SMS and ringless voicemail.
