Beginner Wholesailing Help
I want to get started into Wholesailing but need some help. I’m in the Houston area. What are some books or advice that you would recommend for me to get started. I’m a complete beginner, but willing to learn a lot on my own. I would like to have some form of guidance along the way.

Ditto, what @Jonathan Greene said. Wholesaling is serious business. What I have learned is how competitive it is. You have big dog wholesalers that have big marketing budgets blanketing the Houston area daily with post cards, SMS, emails, ringless voicemails, and virtual assistants phone calling and handling administrative duties. I learned that you can't go in lightly. Sure, there are deals out there for anyone wanting to work hard to go get them, so don't be discouraged. Just know that, to close a few deals a month, you are going to have to locate and market thousands of deals. You will need a good quality lead generation source, a customer relations management (CRM) software, and the ability to competitively market your leads--which means a budget. At minimum, to get started and market 1,000 leads per month, you are looking at $600 to $1,000. This includes the monthly subscription for your lead generation/CRM, cost of skip-tracing phone numbers and emails, post cards and/or letters if you decide to use them, email, and if you have the means, SMS and ringless voicemail. If you choose to hire someone to help you make phone calls, that is an added cost.
With all of that said, however, knowing how to find leads, talk sellers into signing a purchasing agreement, performing accurate calculations to determine rehab costs and after repair value (ARV), finding a buyer and helping them close the deal with the seller is what to expect as a wholesaler. You can read a ton about it online and by books. If you don't have a big budget and you want to get your feet wet, then I suggest you Drive 4 Dollars. Download DealMachine, watch their videos to get excited about finding sellers and to learn how the app works, and spend several hours a week or weekend looking for distressed houses. The APP will save property addresses you want to market, skip trace the owners, and send postcards with a touch of a button. It's a great way to start and to learn about wholesaling!
