Student Housing Real Estate Investing

What are some opinions about investing in student housing with the impact of COVID? Will next year be a big lose for investors who rent out apartments to students (both universities and community colleges)? Unsure at this point?

@Ashley Budyak I own several rental properties around the University of Toledo in Toledo Ohio. We had a very strong rental season this year even with Covid-19. Granted I could always rent to non-students if I had to but every student who signed a lease moved in this year. We've even had people contact us this fall looking for a house since school has started, whichnis not typical Even with a lot of classes being remote most students want to be around their friends and still in the college environment (and away from Mom and Dad).
