I have read lots of books and to many e-books and articles pertaining to RE to even count.I spend mutiple hours every day on the computer trying to learn more.When i turn 18 i plan on geting my reale state sales persons licence and hopefully go in to commercial RE lease/sales. untill i save up a little capitol to start my investment career.I did have a job offer at 16 for a stock brokerage company when turn 18 but, i dont really want to do that.i hope to talk to a lot of intresting people and learn a lot for this site.

I am looking to do BRRRR deals on small multifamily properties and am looking at investing outside of the city to start, because the lower priced area offers much better cashflow to starting out.My question is : to raise the capital required for purchasing and renovating my first BRRRR and to kick start my momentum into real estate, should I get my licence and become a realtor like my father or dedicate my time to wholesaling and creating a wholesaling business.

In Texas- if you are buying the homes as part of your business you do not need a dealers licence, only if they are being sold to a consumer.

I went to one of those fancy guru courses and they said if I did get my licence I need to disclose this when I am making the deal...is this true, and does that adversly affect any deals?
