You will need your RE licence if you want to make the higher salaries with an existing PMC. 

That time I was looking at getting 201 S Washington (a 5 unit rental) and S Washington wasn't designated as STR and Gettysburg City said that I had to go thru the process of applying for zoning licence which is followed by a hearing with the neighbors as the jury who would hand me the verdict - yes/no.I like analyzing markets and observing them for a number of months/years.

NC has many licensing restrictions so many lenders won't touch the state or require the partnering LO or broker to be licenced there. 

its fine if they do as its not my main motivation for getting my licence but keen to understand how it all works.Any advice from someone who's done this already would be appreciated.Thanks

I'm not sure whether it would or wouldn't benefit me.It seems like some of the podcasts that I have listened to has members that had property and were property managers.I did some more looking and it is possible that I would need a realtor's license or even a broker's licence if I wanted to add other properties that weren't my own.If that's the case, I may not do property management for a few more years.
