It’s so much easier and they usually give me good intel about how motivated the sellers is and other info I leverage my offers off of.

I always text or email (depending on the tenant's preference) the day before any showing.By not communicating with the tenants, landlords and property managers are shooting themselves in the foot.

The key is finding quality notes that are held by folks that are motivated to sell because they need cash.
