Hey @Clayton Jeanette, I'd shop around, there are very widely varying terms in HELOCs since they are usually held in house by banks.

Short term rental property shopping can be a lot like fishing.

Insurance and Title Shop around for home insurance companies that best suit your needs and select the insurance company that provides the amount of coverage for your home owner’s insurance policy.

(The shopping carts outside are a sight to behold.) 

Offer to help in some fashion, maybe bring them deals that you can work together on.

I also purchased a Taco Shop property in CA with a realtor friend at a song and it has been cash flowing for a consistent 5 years now.

Licensable vacation rentals are obviously in high demand and offers can become quite competitive, I don't have any formal statistics but I'd say a quality active or eligible vacation rental sells at least twice as fast as a non STR property, the majority within days..My best advice to investors shopping for a hot or high demand asset class is:- Prepare & Practice: Get your ducks (GO UO!) 

I imagine these are on the low and high ends of the spectrum around much of the country, assuming you can find a small shop that does their own fabrication.
