Here's how I handle online inquiries before the house is "renter ready."

If the property was vacant when you wrote up the purchase agreement then the prior owner is who you send any inquiries to.Check your purchase agreement, were any leases transferred or going to transfer to you the new owner for the property?

I will try to give some respectful inquiry as to what might be done on the sellers part to paint a better picture.

I know the one I use specifically says the owner will direct all inquiries to the agent. 

I would handle all inquiries, contracts, etc. 

Sometimes a simple anonymous inquiry call from an attorney is amazingly effective.

Respond quickly to guests and inquiries.

In court a renter,buyer has a (right to their own inquiry).
