I would never go with a national lender suggested by a turnkey company; reason being they most likely have higher rates because they are being fed leads by turnkey companies and need to pay for those affiliate deals.Rates change daily so if you're shopping for quotes ask for the same rate with the same down payment on the same day from multiple people to ensure apples to apples comparison.

buy cash flow rentals is apples and oranges to what you want to do which is create a business that flips properties so you make big checks not drip income. the goal is to do what we do and flip properties to turnkey buyers thats what you want to do you do the acquiring the rehab and then sell to out of state investors looking for income long term but cant do it themselves to risky and they want a nice product you become a supplier of these assets..

You need to measure properties with the same measuring stick, and if they weren’t all managed by the same manager, you’re always going to be comparing apples to oranges.Also, go on Airbnb and VRBO and look at what your potential neighbors are getting per night and how booked they are.

Often times the company you hire will credit you the $500 for the engineer if it’s over 10k (don’t quote me on that, but I’d ask) with the structural engineers report I was able to compare apples to apples on the exact fixes needed.
