How about a management company to handle all these for liability purposes.If we decide to go with a series LLC structure for our real estate investing, where should our management company (to deal with tenants, manage rent, deals with expenses, etc) will fall into?

There are so many major dominoes to fall in 2024, that any of them will create buying/selling opportunities. 

You always want to make sure your bidding on 1st lien( usually the mortgage) because then "normally" any other liens are not your responsibility and fall off from your responsibility(they can make a claim on any excess proceeds from the auction sale).If your title search shows the 2nd lien being foreclosed on, well now your caught in the middle.

However if you only invest it in training, then at the end you have lost $50,000 and still don't own anything.There are a lot less inexpensive ways to learn about real estate in my opinion.Don't fall for any high pressure techniques from any guru.....the typical scenario is to go to a free 2-3 hour training session. 

I wanted to know if anyone has some great strategies for using seller financing as a primary revenue-generating strategy or if there's any pit falls I should look out for.

Being that I am do not in incorporated Palm Springs, I do not fall under the city's short term rental regulations.

Areas like Parma, Old Brooklyn, middleburgh heights, fairview park, and olmstead falls are areas that I would personally invest. 

I'd imagine this falls into the "normal wear and tear" category but I just don't know how you measure or prove it and how much tangible evidence I need to have ready showing that I've warned them repeatedly.  

I don't want to trip over myself and fall into a worse position.
