I have no idea which type of state Texas is.From what I have gathered, many of these states in love with lawyers do not have boilerplate contracts or standard recycled contract language that's already been reviewed a zillion times by a zillion lawyers, in which case it makes sense (to me) to use a lawyer.I have no theoretical rebuttal to your partial disagreement, but the lawyer question does in fact play out quite differently in different states.

However, take a person with somewhat limited REI experience, money to spend, and absolutely no familiarity with an out of state market thousands of miles away and absolutely no personal or professional connections there, and asking them to put all their money and trust into the hands of Real Estate Agents, Contractors, and Property Managers whom she has zero experience working with sounds very risky to me.At this stage in the RE cycle, I'd pay off or refinance out of the HELOC to get rid of a variable interest rate, educate myself and look for great deals locally (which you won't likely find given the state of the market, but you'll learn a lot by searching), and build my war chest up.

Turnkeys seem to be notorious for pushing this class of assets, since the cash flow numbers look so good on paper.AND/OR ...2) Different investment strategies and asset classes work better during different phases of the RE cycle.

A bigger concern should be whether your product's backer is made out of recycled content or pure vinyl.

I have a $130K condo, if I lived in it, taxes would be $900/year, but as a rental they are about $2100 and that doesn't even include trash and recycling service  AND i have to pay $100/year to HAND to rent the place.

I don't know if there is a "how to" cut and dried wholesaling package.Wholesaling sounds like the first logical step to get started tomorrow with no money and not enough time for a flip, but from what I can tell unless you're able to put in the work over and over again to find good deals for buyers, it's a tough road in the Edmonton area at this point in the RE "cycle".

I hired one recommend by my realtor got a price and  invoice ($6200)  for the amount and repairs and materials  of course half down to start  for material's . started 3 weeks ago  well couple 2x4s later and 6 pieces of paneling 2 sheets of tin telling me ran out of money  and amount of work done lets see frame around a window and 2 sheets paneling up oh also used some recycled 2x4s also
