First BRRR come full circle

All done with mr investors cash. Little 2 bedroom row home. 85k short sale plus 15 k Reno. All in 100k. Rented for 1 yr so far at 1225. Appraised at 130 and cashed out 97k at refi. Paid back mr investor in full using some of the cash generated over the year. New Piti at 800ish. And now i get 10% on top of management. Caveats: the whole refi process took a year. A first appraisal came in way low and put everything on hold for a few months. This was not a super quick way to recycle the capital. But in the end it worked out and everyone is happy.
