The promissory note (and any accompanying documents) may spell out the process for dealing with tenants (Assignment of rents?).

@Tom Keller I was going to ask what the market norms look like but it looks like @John Blanton spelled it out.

Never give more than 10% upfront and make sure that the progress payments are spelled out clearly.

It can be explanatory, informational, or indicate other requirements that aren't clearly spelled out in the contract.A lot of these questions you are asking about you just need to research them it will help you not only to get the answer but it will help you to understand the process a lot easier.

@Douglas Rath have you actually approached a mortgage lender and had them spell out where your shortfalls are?
