What are the details here, @Moises Villasenor? Is this a househack where you're renting out 3 beds and living in the forth?

Regardless, your analysis needs some adjustment:

  • Vacancy is very local, but I expect you'll be at 8% or higher. People that rent by the room tend to turn over more than apartments/SFRs.
  • You're Repairs and CapEx are way too low. I typically use 15% combined. While this might seem high, since you're getting more rent than you would if this were a SFR, you'll have much more wear and tear with 4 adults living together in this place.
  • You need to tighten us your insurance, electric, and water bills. $80 is certainly wrong for each. Way too low for electric. Especially in Tampa where A/C is going to be running most of the year.
  • What's the "misc." in your analysis? Break out those costs. Be as specific as possible.
  • If you actually get management for this it will probably be 10-12% or more.
  • I bet you can do better than 4%.
