I'm not sure being so rigid is getting me very far, and it is easy to forget that my mission to make the neighborhood a better place includes how I interact with tenants and applicants.

w so I was reading the requirements for the FHA and you have to have a job or a steady work history for two years... iv been gone for a couple years searving a mission for my church. how would I get around this?

I imagine that's a lot of work, but I think we have similar missions with real estate investment as supplemental to long term goals/needs (i.e. retirement, kids' college).

I'm on a mission to replace my earned income with passive income within the next 5 years.

In my case I invested in a gentrifying SF neighborhood (Mission district) and even I was surprised at the appraisals when I refinanced two condos last month.
