Open your spam folder or 'junk lender' folder, or whatever you call it, and let me know what you find in it.

Then I downloaded an app that hijacked all of my contacts and sent them unsolicited spam email about how I was a licensed Realtor and to contact me for all of their needs.  

They simply throw them away because no one like spam. so that doesn't count!

It does require registering, so I would use an email that you use for bucketing spam.

I have gotten a lot of Zillow applications from tenants that are clearly falsified/spam.

Embed those keywords everywhere without spamming your site.

I believe there would need to be a gate keeper as a lot of the Facebook groups have many spam posts and members with predatory intent.

Bonus, I can only imagined how spammed the borrower gets from online queries for funding get ya.My private lenders reached out to me a few years after selling me a couple properties via seller financing and their savings rates cratered.
