I can't speak to local customs/regs in Utah, but in Mass you can go the building department and ask to see the building jacket - this shows you all bldg permits, violations etc.

I've heard that in Mass you as a real estate salesperson have to work quite some time for a broker and pay all sorts of brokerage fees to keep the relationship and be able to close sales.

I did some research on the yellow letters and I see that they claim a much higher response rate, although they'd be tailored for a much smaller number to be sent out as opposed to a postcard mass mailing.

You should check out the Black Diamond meeting in Waltham, there is also the Boston Area REIA in Medford, being in Quincy the Eastern Mass REIA meetings in Rockland and Taunton would be pretty easy for you to get out to.
