Real Estate License
I'm just getting into the real estate investing. I have an opportunity to get my RE License, is this something i should pursue?

I got my license after doing real estate investing for 10 years on and off.
I felt I needed better access, and couldn't find an agent that could help me.
provide me with ARV, search specifically what I am looking for.
Now that I am an agent, I know why realtor don't like working with investor, we require a lot of extra work.
I have access to the market now, and I can do ARV and get all the public records in one terminal. Depending on your county, you can have that access without a license b.c it's all there! However,some county public record is more tedious to get (have to call and request, or you have to search countless different websites)
in this sense I think the license is worth it..
If you aren't diving into real estate investing full time, it is also a good way to ease in, work with other investor and gain experience through them.
the down side is: it's sales and commission work, no effort = no $$$. it's a lot of busy work (I work with foreclosure and short sales, and investors). it will distract from your own investing objective.
My commission sucks because I work Under 100K homes, while my colleagues work 250K, 500K and 1M homes... and I do more work and have to deal with more title issues and terminated transaction b.c of bank.
I have not regretted my decision to get my license, I just need to find a balance between my realtor hat and investor hat. I don't need my realtor income, my buy-hold is my real money maker.
my license keeps me busy between projects.
I just need to remember, I AM AN INDIVIDUAL CONTRACTOR, I can do what is best for my own business model.
