haha, ok so that house did sell for 36,900 It had no carpet, the walls had wallpaper that was peeling off of the walls, the fireplace was ripped out leaving a hole in the ceiling Dish washer was from the 70's so did they pay to replace it or did they add new cabinets, water damage in one bedroom walls all ruined in the bath doors, missing, wood paneling, doesn't state it had heat, ac, or hot water heater and judging by the house they are all missing or not work... just going to assume rehab was extensive for such a small house, not one thing in the house was salvageable. ok so purchase price of 36900 plus 15-20k in rehabs.

It's a rarity, but every so often, guests come through who forget that ‘treat this place like your own home’ also means ‘with respect.’I walked into a bit of a scene this morning: dishes doing a balancing act in the sink, a stain on the rug, trash tucked into every knook and cranny, all amentities missing, and vomit in the tub.

that's why I just laugh when some inspector finds a spot of mold.. some of these folks are living in a Petrie dish.. you can usually tell when the living room furniture is on the front porch.. and or when you walk in there are just walking paths with crap piled 4 feet high or to the ceiling..

As an analogy;During my college years I worked part time as a waiter in a very busy restaurant and I remember that the owner will make new managers work at every position for at least 1 week before permanently hiring them as managers, prospective managers would need to work 1 week as dish washers, 1 week as waiters, 1 week in the cash register etc and if they succeed then they could become managers, many quit the first week after touching the hot plates that came from the dish washing machine but the ones who made it thru the training were successful and are still working as managers today.

We find that most dishwashers we remove were never used because people have a fetish where they feel dishes need to be pre-cleaned in the sink before putting in the dishwasher, it is faster to clean dishes by hand and dishwashers make a racket and run through cycles for too long when people are trying to relax and avoid the banging.As for the rental price per unit, most of my units are C-Grade or better and the prices are close to all other landlords' properties at $1550 to $1650 for a 1 bedroom 1 bath and $1800 to $1950 for a 2-bedroom and 1 or 2 bath unit.
