If she didn't have one I would drop one off for her to use during the down time for repair.. 

During the down time I have never lost interest and continued to learn everything I can.

Options are to fire them, and deal with the downtime of locating and scheduling a new contractor, or try and make the best of a bad situation with current contractor.

Spend most of your downtime reading the blogs and member forum posts and gain as much background knowledge you can on wholesaling and buy &hold investing. 

Account Closed if it's major damage then explain this to your nest guest, refund them their payment if already taken and charge prior guest for the lost income during the down time on top of the repair.

The appreciation potential is low to say the least and I see considerable risk in keeping them rented without down-time at those rates and even worse if these folks ever tell one another what they're paying.
