IMO that would not solve the problem this tenant has, which I believe is they spend every "spare cent" and then discover bank fees or some other "emergencies" have eaten some of that "spare" money.As already mentioned above, rather than you training the tenant that you will not tolerate late rent payment without the late fees being paid, the tenant has instead trained you the landlord to allow the tenant to get away with this behavior with paying late.

I can't believe there is a signed contract with specific languages dictating behaviors of both sides - Buyer AND Seller, and yet Fannie Mae breaks their rules all the time, never met any of their deadlines, and suffers no consequences.

They can justify their own bad behavior, because you are not honest yourself.This "fear" comes down to landlords not wanting to feel responsible for issues.

In actuality they are involved with after hours activities nothing short of gang related behaviors with multiple individuals frequenting all night long etc… I know some experienced investors here have handled similar issues.

Hey Peter,In my experience as a landlord, you almost have to expect the unexpected and behavior like this is not uncommon.As a landlord, you definitely want to ensure the tenants pay the utilities to avoid situations like this.

Period.Only add that she was violent, did not follow household rules, etc. if the judge asks why you did not renew.With a recent major change in her behavior something else is going on.
