I made a bed out of plywood and buckets and brought over our own accent lamps a rug or 2, toaster, etc.  

Rest is simple stuff: paint, rugs.

Most people throw area rugs on top anyway. 

I would say that, in my experience, there is the probability of smells and urine stains coming back after the rug has been shampooed.

Anyway, I'm real busy with my ventures, and meanwhile I have a day job (granted its a work from home on my own schedule - sweet gig) but it's been getting brushed further and further under the rug cause I'm just too busy to give it my all.

Also require area rugs in your lease.
