That was the only deal that came out of that particular campaign, which I spent about $1K on altogether.

I'm putting them on a mailing campaign, we'll see what happens.

I found them off-market myself through a direct mail campaign.

This is how I develop some of my off market campaigns, my pinpointing properties that I would like to own locally. 

But, if you don't have access to off-market deals yourself or know all the wholesaler, you aren't really of much use to them in finding a deal since they know other people with MLS access and are probably on several drip campaigns daily.

Knocking on doors, direct mailers, phone campaigns, networking your butt off.  

Sure you hear about success stories of investors getting a homerun deal from their first direct mail campaign or on the fourth door they knocked, but these examples are a dime in a dozen.

Spend $1000 and do a postcard campaign to that zip code.
