300 Units & 1 Short Term Rental on my first year of taking action

Happy New Year everyone!! I know I am a bit late, but I wanted to share the highlights of 2021.

I started my Real Estate journey late 2019, a friend of mine encouraged me to get into Real Estate and I spent the rest of the year reading a bunch of books. Some of the books that really impacted me were Rich Dad Poor Dad (Robert Kiyosaki), The Book on Rental Property Investing (by Brandon Turner), Cashflow Quadrant (Robert Kiyosaki), The Millionaire Real Estate Investor (by Gary Keller) to mention some.

In 2020 I continued to read more books and added podcasts to my agenda. around mid 2020 I wanted to take action, but I did not feel ready yet. I felt as if I needed to read a bunch more books. So, I sat on the sidelines again and took no action. Finally at the end of 2020 my wife told me; "you are just wasting money on this". This was the fuel that I needed to start taking action. Before the end of 2020, I was invited to participate as a GP on an 88 unit and we closed on it. After that, I put a 7 unit under contract, which I was trying to wholesale. Long story short, this fell through, and I was extremely discouraged. This is when I started to really consider quitting, considering what my wife had told me.

2021 came and I am still very depressed not knowing what to do. It wasn’t until I was driving one day listening to a podcast where they were talking about failure being part of success. They were giving examples of people who had failed so many times before reaching success. This was again the fuel that I needed. In February, I found a partner here on bigger pockets and we ended up closing on a 9 unit I found off market. In Mid 2021, I read about the Short-Term Rental Business model, and I loved it and so I put a house under contract and closed later in the year. This was a great deal, I brought zero dollars to the closing table. Some of my friends still don’t believe me to this day. This was not it; I continued to do marketing and then found another 12 unit off-market and closed on it in October. Finally, before the year ended, we closed on 279 units as LPs bringing us to a total of 300 apartments and 1 Short Term Rental in 2021.

Some of my main goals for 2022 are to continue to find likeminded partners, join a mastermind group, grow my property management business as we are managing all our rentals in-house, bring my brother to the business and start a GC business with him, give back to my church and the community in every single way I can and stay healthy for my family.

I will close it out with this message to everyone sitting on the sidelines because of fear; I am also a father of two babies, my wife stays home, and I still have my Engineering Job. There are no excuses, wealth is out there for everyone who wants it bad. You will never feel ready! You just need to roll up your sleeves and hustle. You will not know everything for sure but there are plenty of people who have already done the work, all you do is to seek for advice as you are taking massive action.
