Advice for helping an investor buy and sell investment properties

Happy New Year to all! I am partnering with an investor to be his agent in finding investment properties for him and then serving as his agent representing him with his flips as the selling agent. This is the first time I have worked with an investor in this manner. Does anyone have any advice about steps to take to help him find properties and then any guidance on the listing side? Any guidance is welcome and appreciated!

The investor should give you some basic criteria to ensure you're not wasting your time. For example, they may be looking for single-family homes with at least 3bed/2bath, attached garage, central heat and A/C, and a fully fenced back yard. Purchase price of no more than $250,000 and projected rent should be approximately 1% of the purchase price.
