Like others have said, solid vacation markets people can easily get to in a pinch. 

I've pinched myself a bunch of times since yesterday...it feels good to put a plan into place and execute it.Ned - Rich and I have already started second guessing the sale lol.

Again, I am exaggerating a little bit here, but as I close my eyes and see the pinched, uncomfortable faces of board members and home owners any time these types of topics come up, I can promise you that I'm really not that far off the mark.Now, this is all reversed if you happen to have a board of directors that has a decent representation of investors on the board. 

My mother is going on the routine inspection for the quarter with myself and she is giving the tenants small gifts, boxes of chocolate for christmas.

I'm not talking about 'over-building' for the comps in the area; I'm talking about having a generous attitude towards your buyers, as opposed to having a penny-pinching attitude.  

Some pretty neat stuff you can throw together in a pinch to run any gasoline appliance.

Some of these nightmare tenants you read about are either one of the following:- Tenants you inherit from properties purchased - "Like a box of chocolates, you never know what you're gonna get", that is unless you ask to see lease agreements and payment histories.
