Do you give your tenants gifts?

Having a discussion with my mother and father who I see are very successful investors. Owning 12 rental properties all fully occupied through out the year in Cairns Australia. 

My mother is going on the routine inspection for the quarter with myself and she is giving the tenants small gifts, boxes of chocolate for christmas. I on the other hand am not giving any gifts to my tenants. I believe she doesn't need to do this or blur the lines between tenants/landlord relationships. My thought is I am doing my job, repairing and addressing any property concerns. That's my obligations as a landlord.

Again she has never had any problems with her tenants, but Australian tenants are a different ball game compared to what I've seen and read in USA. I am also on the same boat, never had any issues with my 3 tenants.

What are your thoughts? Open discussion here there is no right and wrong answer

I give tenants a clean secure place to live. Period. Any other gifts are pushing the line on friendship. Humbug.
