How do you overcome the doubt that those close to you instill in you??

The dogs instill fear in other tenants in an apartment building versus other smaller dogs.

After all, many here have yet to do their first deal, taking it all in, which is good, but again, taking it all in, still trying to pull the trigger.Best thing I can recommend for you is to go visit areas of Jacksonville where you want to own property, start looking at the values in the area, what the rents are and what cap rate you can live with based on rents and prices.

To imply that some method will or is even likely to yield the same or similar results is just hype, marketing and deceiving to instill hope of making a fortune.

As an athlete the majority of my life hard work is instilled in me.  

The homeowner claimed the house in still in really good shape, the tenant has been good at paying rent and even proposed a lease option to buy, and the appliances were all new and installed upon creation of this property.From this, I wouldn't imagine maintenance would be too much of a problem; neither would major replacements or repairs.

Most banks have language that prohibits this but even in still, an investor would just buy it directly through the listing.

If he is serious, he does not instill a lot of confidence in me with his reply.

So, for those of you who finance fix and flip deals, if a newbie investor came to you with a business plan and a deal in hand asking for your money, what would you want to see that would instill enough confidence in that person to help finance their first deal?
