I think once you do it full time as your primary source of income, then it probably would be advisable to upgrade and get some software. 

The family upgrade, the "just because" bigger home buyer, the empty nester downgrades, the 2nd home, etc are choosing to wait and see, due to news of inflation and interest rates.

It's wise to take into account market research and any upgrades or additional benefits for the tenant.Determining when to raise the rent is influenced by various factors such as lease renewal dates, local market conditions, tenant satisfaction, and lease agreements.

I have plans to upgrade the interior as I’ve heard about the “live and flip” concept from a bigger pockets podcast episode about getting started in real estate.

But I've had a lot of issues with the accuracy of Zillow's estimate in terms of accuracy as it really isn't; in my opinion, structured to predict changes in rent over time or take into consideration any additional amenities or upgrades.

My personal trusty cash flow analyzer has served me well for my own deals, but it’s upgrade time for something with more oomph.

My thought is to upgrade the mobile homes and raise the rest for some serious cashflow.
