Real estate listings are up but well below the average

The chart details year over year  seasonality of new listings. There will always be listings for death, divorce and health issues. What is missing, the last couple years, from the listing market are the "want to sell". The family upgrade, the "just because" bigger home buyer, the empty nester downgrades, the 2nd home, etc are choosing to wait and see, due to news of inflation and interest rates. The chart shows the trend is better than last year, but we'll below normal levels.
