I have been putting bandit signs up and trying to do subject to deals so that i can get control of houses cheaply but the problem is 1) subject to is a short term startegy becuase they may call loan due at any time 2) lots of subject to deal the house is under water I already wasted $1k in bandit signs and feeling discourage...I know there are a lot of creative financing deals out there..

My original question was simply how to I keep myself from getting ripped off, I was concerned about giving an investor, especially one I met on craiglist, information about a property only to have them run with it and not get paid.

One of the payment was negative, one was interest only, one was princal interest, etc... the 5 year fix has expired and now it is adjustable... her payment now is $2700 per month PITI fully amortized... my question is if i take this house subject to .. i am fine paying $2700 per month but becuase this loan is not fixed... is this a good deal to take out?
