Others I've tried, including those that Sam mentioned, are just call centers and don't know jack about property management, just the scripts they are told to read.I also make use of Google Voice for my tenant correspondence via voice and txt message so the tenants don't have my real number but I can still communicate w/ them on my phone.

There's your answer right there...you and other STR owners need to win positions on the HOA board so you can make your voices heard.I hate generalizing all HOAs, but I think HOA board members often view things as "us" (read: full-time residents) versus "them" (read: "rich" outsiders/investors).
