@Mike Reynolds A contract for services performed in under a year would not be subject to the statute of frauds, and thus would not need to be in writing.  

Folks that know the Colorado market can probably see the market conditions that led to over 300% appreciation in under 5 years:Difficulty in getting financing for condos during the aftermath of housing bubble bursting, thus, this depressed demand.  

To answer your question, the problem is buyers are inundated with guys and gals claiming to be wholesalers who don't have the ability to get deals, and they have become jaded. 

Usually it's done the same working day in under 4 hours because each side knows it's coming. 

So should I be optimistic that a duplex like this, priced around 130k, with 20% down and all in under 35k will be around in the next 6 months, or am I missing something?

4) the amount the officers get according to the BAH - are you trying to come in under that so they have some monies left for utilities etc?
