Building repertoire worth cash buyers when you don't have deals

hey guys. A wholesaler here with a question.

So I have switched heard and concentrated on building a buyers list as a priority over finding motivated sellers. I had a decent deal recently and couldn't sell it because I had an 8 person cash buyer list of unmotivated, new investors that wouldn't pull the trigger. After repairs, the house was still well below 60% of arv. In this market, that's not something to walk away from.

So I have built it to 25 people in two weeks but honestly, I think there's just a few real investors I it.

My question is, I don't currently have a deal to offer but I don't want these guys to blow me off. Am I cook add long as I have their contact info or should I be building relationships with them? My only goal right now is to make sure they stay interested in me as a source.

Thanks

I'm not a wholesaler, @Benjamin Barredo , but I do read the forums all day every day. What I have seen is that investors don't really care who brings them the deal, so much as that it IS a deal.

If they have never done a deal with you before, and then you bring them an awesome deal, they will remember your name.

There is no shortage of wholesalers with no deals. There is no shortage of wholesalers with a bad deal. You will create a relationship as you bring them great deals.
