Seeking Advice on a Current Deal

Greetings to the BP tribe!

Hope everyone is having an excellent summer thus far and crushing some awesome RE deals!

I wanted to see if anyone would mind lending some insight into a prospective deal I am currently dealing with right now. The main questions I have is, at what price would this deal become attractive for a serious cash end buyer. 

The overview is as follows:

- Great house, 3/2, 1800 sq ft. good bones, in an excellent neighborhood that is hot right now

- Only setbacks are: kitchen counter tops could be replaced with stone, new paint in some rooms, the furnace is 10 yrs old, and the washer room and a study are both completely unfinished. 

- The owner is seeking $479K, comps in the area range from $450-$500K.

Is there any investor who would mind lending their knowledge on at what price I would need to lock this in under contract to make it attractive for a serious cash investor?

Just thought I would toss this out and hope for some help!
