We'll see how Tacoma does toward the end of this year but am tired of overregulation in Washington state on both the deal acquisition and construction sides.

I am in the DC region and properties under $500k inside our beltway in a good area are off the market within days, properties in $600-$800 take longer.

I want to do this first one w/ a lot of my own money so I can learn actual costs vs. what a gc charges.
