My first deal!!!

Hi Friends! In excited to announce I have my first deal under contract! I plan to BRRRR. Here are my numbers: 113k purchase 20k down 15k in repairs (kitchen, 2 bathrooms, paint, flooring. About 1000sq ft) Monthly expenses including mortgage, taxes, insurance, hoa etc: $950 Rents $1450/mo So it feels like a good deal but here's the kicker, it needs a new furnace/ac which is a combined unit that is outside. I'm in Minneapolis area so this is unusual. I got one estimate for about 7k installed. Do you have any experience with this and or know any hvac contractors in the Minneapolis or twin cities area? Does this 7k seem high or fair? I was hoping to be around 5k for this. Thanks!!!

Hey Amy, check out MAG Mechanical, and talk to Tom.  He is the PM that will be able to take care of you best, I worked in the office for a bit and saw day in and day out the quality work they did.  They will stop out and give free estimates, and work at earning your business!
