If that is the case then choose the area you like most, but if you are wanting to get a quicker return then I believe the Lookout Mountain lot might be better with the Paradise Valley Mall upgrade being somewhat close to that area.

The market certainly offers a tremendous pool of renters in the form of students and staff as @Jonathan Greene pointed out.

The mattresses get positive comments (Zinus Green Tea 12") so we let them know but no one is clamoring for our sheets or towels.I do like the art idea more however.
