I have the same ambition as you and I have had a lot of luck listening to BP podcasts during my commute. 

You can workout the #s so that the realtors still get paid what they would have been for the full price.I am bit confused with what you are stating.

Anyways, my goal is to initially build a small portfolio of SFR/duplexes for stable, passive income with ambitions to scale more meaningfully over time as the snowball rolls downhill.

Hard work, drive and ambition are valuable but very rarely acomplish goals in investing without the cash to support your efforts.Concentrate on saving money to invest and your efforts will be rewarded.

At that point I’m to evaluate if leaving my w2 job is a sound option.Ambition: from what I’ve been reading ambition is one thing that tends to set people apart.
