What is the best advice and tips you guys can give a 21 year old? Aside from save my money, I'm looking for any kind of useful info. or wise words to set my foundation.

There is nothing stopping you from doing that.

Go see houses. When the real estate agents want to stab you for not buying, go to open houses.

Learn how to analyze deals and then analyze every single house on the MLS in your market.

Then do the same in a different market and contrast and compare. Can you point to reasons for the different results.

Go to REIAs. Just watch the people for a couple of weeks.
