For stronger cash-flow, there are areas outside of Nashville (Clarksville, Columbia, Springfield, Tullahoma, Dickson, etc) that can line up better with metrics and have strong rental demand so it just depends on your investment goals.

If you were to look at the western part, (Springfield) prices have rose but not to insane levels and there are still plenty of deals to be had.
